The land itself has many challenging factors. The topography uncovered many aspects that required managing such as levels of ground, protected trees that sat next to the boundary endangering their root protection areas and underlying issues with the foundation of the landscape. Ecology surveys detected presence of endangered species that required careful monitoring. In addition to this, environmental and geotechnical services detected coal mines on the land that also needed investigating.
